How it worksIt comes down to three simple steps, and the decision is always yours.
Here is what selling your house to New Horizons Fresh Start looks like, from the first call to the closing table.
There is no fee to talk with us. Call today, or book a time for tomorrow.
Not ready to talk yet? Your Path Forward asks a few questions about the house, on your own time.
The three steps
We talk
Call us or book a call. The first conversation is about you and the house: what happened, what you need, and what matters to your family.
We look closely
We review the house and your situation, then set a time to call you back with our numbers and walk you through them in plain language.
You decide
Ask questions, and include your family or your attorney. If you say yes, you receive a written contract that explains your right to cancel, and a licensed title company handles the closing.
What you do
- Talk with us about you and the house
- Show us the house, or walk us through it on the phone
- Ask every question and include the people you trust
- Decide whether to sell
What you skip
- Repairs, fix-ups and cleaning before you sign
- Fees to talk with us
- Deciding on the spot, because you set the pace
What you sign, and what happens at closing
If you decide to sell, you sign a written purchase contract. It lists the price and terms and explains your right to cancel, and you are welcome to have your family or your attorney read it with you.
A licensed title company then opens escrow and handles the paperwork. At closing you sign the closing papers with the title company, the title company pays off the loan and any liens from the sale, and the money owed to you comes to you from the title company.
How long it takes
The timeline depends on the house and the title work, and an inherited home can depend on the probate court. We will walk you through the expected timeline before you sign anything.
